Live Local Act Consulting for Key West Properties

We help owners of qualifying rental properties in Key West and the surrounding area claim and keep the Live Local Act property tax exemption. Most of our work happens by phone and video, so your location in the county never slows a filing down.

How we work with owners across the area

Our clients own or manage multifamily rental properties in Key West and elsewhere in Monroe County. Because the exemption runs through state and county offices, not through a site visit, we can handle most of a file remotely. You send rent rolls, unit counts and income documents. We review them, flag gaps and tell you plainly which units appear to qualify and why. If you would rather sit down in person, our office is open to you by appointment.

The process is the same wherever your property sits in the county. Certification comes from the Florida Housing Finance Corporation first. The DR-504AFH application then goes to the Monroe County Property Appraiser. After approval, the work turns to annual recertification and resident income verification so the exemption holds from one year to the next. We cover each step, and you can read more on our Live Local Act Exemption Applications and Ongoing Compliance Support pages.

What shapes a filing here

Area median income
Eligibility depends on rents set against income limits for Monroe County, and those limits are updated each year. A unit that qualified last year may sit in a different tier this year, which changes how much of its value is exempt. We check current limits before we count anything.
County deadlines
Florida exemption applications to the property appraiser are generally due by March 1 for the tax year. FHFC certification has to be in hand before that county filing, so we plan backward from the deadline and start early in the cycle.
Seasonal and storm timing
Late summer and fall bring hurricane season to the Keys, and office closures or delayed mail can follow a storm. We keep your documents organized and digital so a disruption does not cost you a filing window.
Property mix
Rental stock here ranges from older multifamily buildings to newer developments. Unit count, rent levels and how the property is set up all affect whether it qualifies, and we give you a straight answer on each point rather than a hopeful guess.
